Founded in April 2012, Polidev Investments, Inc. became the 100 percent shareholder in 351 California Street Holdings, LLC, the owner of a 16 story 140,000 sf office building with a ground floor retail component at the heart of Financial District in Downtown San Francisco. 747 Front Street Holdings, LLC the owner of a 4 story 87,000 sf office building in the prominent, and desirable Jackson Square of San Francisco, and 332 Pine Street Holdings, LLC the owner of a 8 story , 47,000 sf office building with a ground floor retail component again at the heart of Financial District in Downtown San Francisco. At the end of 2014, Genesee Plaza, a 161,000 sf office and medical office building at the heart of UTC sub market of San Diego was acquired to strengthen the portfolio further.
Polidev’s investment strategy is to pursue acquisition and development opportunities in Global Metropolis through its own equity sources, and debt instruments ranging from traditional bank loans to CMBS structures not to exceed 60 percent loan to value ratios. The current focus is on a single asset class, namely office buildings with, or without a retail component. In the medium term, residential, and hospitality projects will be pursued again in the locales Polidev has strong presence.
